Opened-up layout of kitchen, dining and living space:
Daylight from rear garden filters through open layout and transparency of glass railing.

Engineered oak panel wall frames approach from main entrance with conceal powder room behind, merges with oak tread and risers of stairs.

Kids play room:
Original 2.6m height false ceiling is removed to reveal high volume space accent with oak timber paneling.

A picture window is added to let natural daylight into the space.Wall mounted fixtures and pendant lighting are selected for maintainability.

Staircase and circulation:
Original staircase with thick balusters is open ed up, steel tie rod serves as safety barrier while allowing connectivity and porosity in the user’s daily routine.

These transient encounters become part of the lived spaces of the house where memories are shared.

Detailed design to execution during construction: Construction details are thought through and issued to contractor to avoid dispute and variation that arises from ambiguity. periodical site inspection is carried out to ensure works are carried out by contractor in accordance to specifications.
